THE PROJECT

The proposed 782 Elm Street project consists of the construction of four new townhomes. Each home is well-suited for families and consists of three bedrooms, three and one-half bathrooms and two-car garage parking. The units have an average net area of 1,824 square feet.

The contemporary design and advanced construction incorporates the latest in environmental sustainability, home automation and building technology. The exterior is highly articulated and the building mass distributed to complement the neighboring buildings and eclectic architectural styles of the neighborhood. Its cladding incorporates warm and timeless materials.

The 7,000-foot parcel is zoned for multifamily, medium density buildings (RM-59). It is conveniently located within a quarter-mile of a SamTrans bus stop, a half-mile of the Caltrain station, and is easy walking or biking distance to San Mateo's commercial business district, Civic Center and other public amenities. These new townhomes will help to provide for the residential housing needs of San Carlos while enhancing the neighborhood and broader community.

The project design has been extensively revised from the original proposal based on community, City staff and consultant input.
